Haryana RERA, Gurugram, has granted a four-month extension for all real estate projects following the Union government's advisory to all state RERAs

The Haryana Real Estate Regulatory Authority (HRERA), Gurugram, has granted a four-month extension to the completion timelines of eligible real estate projects registered with the authority, citing the prevailing situation in West Asia and its impact on construction material supply chains.

The order, dated August 11, 2026, said the disruption has resulted in a shortage of construction materials and is adversely affecting the regular development of real estate projects.

Under the order, the completion date, revised completion date or extended completion date of every real estate project registered with the authority that falls on or after February 28, 2026, will stand automatically extended by four months. The authority said promoters (developers) will not be required to submit a separate application to avail themselves of the extension.

The benefit, however, is limited to projects that were registered with the authority on or before July 31, 2026. Projects registered after this cut-off date will not be covered by the extension. The order has come into force with immediate effect.

According to the order, the HRERA has invoked powers under Sections 6, 7(3), 34(f) and 37 of the Real Estate (Regulation and Development) Act, 2016, while issuing the order. It has treated the prevailing West Asia situation as a force majeure event, citing its impact on the availability and supply of construction materials.

The order also refers to an advisory issued by the Ministry of Housing and Urban Affairs (MoHUA), Government of India, dated July 31, 2026, concerning the extension of real estate project timelines under RERA in view of the West Asia crisis. The authority's decision follows the Centre's advisory to state real estate regulatory authorities on the issue.

Prior to HRERA, Maharashtra RERA and Telangana RERA has also issued similar orders giving extension of four months citing the prevailing situation in West Asia and treating it as a ‘war’ for invoking the force majeure provisions under the Real Estate (Regulation and Development) Act, 2016.

Real estate developers have welcomed the move of HRERA

Developers have welcomed the HRERA 's pragmatic decision to grant an automatic four-month extension for real estate project completion timelines.

"We wholeheartedly welcome HARERA Gurugram's pragmatic decision to grant an automatic four-month extension for real estate project completion timelines. The geopolitical situation in West Asia has severely disrupted global supply chains, leading to acute shortages of vital construction materials. By recognising this as a 'force majeure' event, the authority has shown a deep understanding of the unprecedented challenges currently burdening the real estate sector," said Pradeep Aggarwal, Founder and Chairman, Signature Global, (India) Ltd.

"This timely relief provides the industry with crucial breathing room to navigate these external shocks without compromising on quality or project viability. At Signature Global, while we deeply appreciate this vital regulatory support, we remain actively focused on overcoming these global hurdles. We are fully dedicated to delivering quality homes to our customers while ensuring transparency and safeguarding their continued trust," Aggarwal said.
